Electrical installations degrade over time. The severity of degradation is even more marked in installations where adverse elements are involved, i.e. corrosive chemicals, construction waste, extreme temperatures or poor maintenance on the part of tenants or landlord. To maximize the user safety, it is imperative that every installation is periodically inspected and tested as recommended.
A landlord’s own interests to have electrical systems checked by a competent electrician every 5 to 10 years. All Electrical appliances should be visually checked and if there is any doubt, properly tested. Ideally, for safety’s sake, the electrical system should be brought up to the latest Electrical Regulation standard, with an earth leakage circuit breaker (ELCB) fitted at the consumer unit.

Economy 7 Meter
Economy 7 is an energy plan that can help you pay less for your electricity. You pay normal prices during the day, but cheaper rates for seven hours during the night. So if you use your electrical appliances (dishwashers, washing machines) overnight, it could help to cut down your energy bills.
To have an Economy 7 tariff you’ll need to have a 2 rate meter that records your day and night electricity usage separately. Unlike a standard tariff meter, it’ll give you a reading for each.
Making an EICR (Electrical Installation Condition Report) is necessary to replace an Economy 7 meter. This certificate is to ensure that the wiring on your property is properly done, safe and IET-compliant (Institution of Engineering and Technology).
Electrical Installation Condition Report
Rented properties and certain types of public places are generally required to have an Electrical Installation Condition Report in order to obtain insurance.
With this type of electrical testing, the wiring within the fabric of the building is tested and inspected. An Electrical Installation Condition Report differs greatly from PAT Testing and Fixed Appliance Testing because it is an in-depth inspection on the internal wiring of the building not appliances.

Portable Appliance Testing (PAT) is a Health & Safety requirement for any organisation.Portable Appliance Testing ensures the safety of your employees and visitors. This type of testing is not mandatory by law but it does ensure that you are compliant with Health and Safety regulations.

Any items that fail a PAT test can be removed from service for safety, and a full written fail report will be issued to you. We can set up a schedule of future testing, depending on types of equipment and environment, and advise when this testing is required.
Fire Detection and Alarm System Inspection and Servicing Reports
An effective Fire Detection and Alarm System plays a critical role in the protection of business assets, occupants and staff in the event of a fire, whilst minimising damage, loss and possible downtime.
There are many types of fire detection systems, each suited to different types of buildings and environments. With our in-house design team we will ensure the correct type of system is provided to meet the needs and risks of your business and property.
It is essential that your fire detection and alarm system is serviced at regular intervals to ensure that any faults are identified and preventative measures can be taken to ensure the continued reliability of the system.
Regular inspection and servicing need to be carried out by a person/company with specialist knowledge of fire detection and alarm systems. This must also cover knowledge of the causes of false alarms and the company must be able to provide the required spare parts for the numerous systems that are available on the market.

Fire Detection and Alarm System Modification certificates
Over the course of a fire alarm system’s life, (about 10 years) a building’s layout or required levels of protection often change.
Our starting point is to re-assess the fire risk against the latest regulations and identify what fire protection is now required.
When significant changes are required, our Fire Systems Designer may survey the premises and draw up a new specification and proposal.
If the original drawings and equipment inventory is not available, our Fire Systems Designer will survey the premises and identify the condition and serviceability of existing detection devices. Then a proposal for remedial work and the extended coverage is drawn up.

Emergency Lighting Completion Certificate
The purpose of emergency lighting is to allow work continuity or in worst-case scenarios, safe evacuation of staff and/or public. JCW recognise the paramount importance of safety system maintenance.
Once emergency lighting is installed you also need an emergency lighting completion certificate to show the relevant authorities in the future. Along with an updated license about any changes made to your existing system.
Emergency Lighting Periodic Inspection Reports
To ensure these systems remain at full operational capacity, essential service plans should be in place. These service plans usually include routine testing and if faults found: the replacement of consumable items such as lamps and spare parts. JCW’s qualified engineers can conduct regular inspections and testing of your emergency light systems and verify the design of the installation to current British Standards, any abnormalities and luminaires failing to operate which will be recorded and a remedial report provided.
